Buyers interested in new construction in the Fredericksburg area might want to consider Ruffins Reserve, where a planned community of single-family houses is now selling and under construction about six miles south of downtown Fredericksburg.

The construction is happening in phases, with eight sites left for sale by Atlantic Builders in the first group of 25. Ten new sites are expected to become available later this year, with the rest to follow. In addition to the 49 Atlantic Builders houses, Drees Homes is building on 24 home sites in the community.

The houses’ designs skew traditional, with eight floors plans available.

“Atlantic offers a variety of home designs from 1,912 to 3,724 square feet with two-story designs and three different, main-level-living homes [with all key spaces, including the primary bedroom suite, on the main level], which are our most popular,” said Kim Ambrose, director of marketing for Atlantic Builders. “Atlantic also offers tons of personalization opportunities in our design studio and will allow home buyers to submit customization requests.”

The design studio allows buyers to book an appointment with a consultant and browse choices at Atlantic’s 3,500-square-foot showroom about three miles west of Fredericksburg in the Westwood Shopping Center. The studio is also available as an online option.

All models have nine-foot ceilings on the main level and designer lighting in the dining area. Kitchens all have 42-inch-high wood cabinets, granite counter tops and stainless-steel Samsung appliances. Bathrooms have 13-by-13-inch ceramic tile, and primary bathrooms have double vanities.

Choices abound for kitchen cabinets, countertops, backsplashes, lighting and faucets. In their bathrooms, buyers have options for showers, tubs, lighting and backsplashes. Other options are available for flooring, stairs, fireplaces, basements, garages and outdoor amenities.

Houses come standard with a two-car garage and an unfinished basement, but a finished basement is an optional upgrade. “Unfinished is included in the base price of the home, but there are also several options to finish it as a rec room, game room, bedroom, den, full bath, media room or hobby room, depending on floor plan,” Ambrose said.

Changes are harder to make outside than inside, Ambrose said. “It’s kind of hard on the exterior because of the lot restrictions,” she said. “Customizations are much more doable on the interior.”

The lots range from one-third to one-half acre, with some additional elbow room in the common areas.

The community is also close to Ruffins Pond and boat access to Rappahannock River, Ambrose said. “We’re also adjacent to the Lee’s Hill Golf Club and the Spotsylvania Sportsplex and the Publix Virginia Soccer Training Center,” she said.

The new neighborhood that’s springing up around Ruffins has been named “New Post.” The community is in Spotsylvania County but has a Fredericksburg mailing address. The closest shopping center is at Cosner’s Corner, at the intersection of Routes 17 and 1.

Fredericksburg features Civil War history and chef-owned restaurants, and the area is emerging as a hot spot for new home construction. The small city (population about 32,000) and environs attract retirees and are served by a rail line that carries commuters to D.C. in less than two hours.

According to an April report from the Fredericksburg Area Association of Realtors, the median price for all types of housing in the local market was up 8 percent, to $449,949, in March from $420,000 a year before.

Unsold volume was mostly unchanged, but units sold dropped by 8 percent. Days on the market also dropped from 37 to 30 compared with last year.
