Davidsonville, Md., is known for its wide-open spaces and rural way of life. At the same time, the Anne Arundel County community is close enough to D.C., Annapolis and Baltimore to attract commuters and city-lovers.

It’s also a place of occasional tugs of war between aging farmers who want to sell their land to developers and longtime residents who want to preserve the open landscape, said Gail Enright, administrative secretary of the Davidsonville Area Civic Association and a resident for about 60 years.

“What do you do with the land when your child doesn’t want to stay on it and farm it?” she said. “The farmers need their retirement money.”

This isn’t the first time the 28-square-mile unincorporated community has grappled with development, Enright and other DACA officials said. DACA was founded in the 1970s when residents became concerned about a proposed shopping center, said Melissa Stanton, DACA’s webmaster and a resident since 2003.

DACA helped stop that shopping center plan and continues to monitor zoning permits and follow legislation that could impact the community of 8,300 residents, Stanton said.

“We’ve gone through many phases of development,” Enright added. “It’s a balancing act between the landowners who need to sell, the homeowners who need homes and the conservationists who want to preserve the land.”

Davidsonville was home to European colonists in the 17th century. But its history is generally linked to the mid 1820s, when Thomas Davidson bought a house on 200 acres of farmland in what was then Bessington, according to a history compiled by Davidsonville United Methodist Church. A single public road ran through the property, Ridge Road, now called Route 424 or Davidsonville Road. Davidson and other farmers petitioned the county commissioners for another road and Route 214, also known as Central Avenue, was built.

The intersection of those roads, where a general store with a post office was built in 1832, became the hub of what was known as a crossroads community. Some of the houses and other buildings from that era still stand. In 1992, the Davidsonville Historic District, made up of 15 properties, was placed on the National Register of Historic Places. The Maryland Historical Trust called it “a largely intact representative example of the type of crossroads community” that once characterized rural Anne Arundel County. The Trust called it one of the best preserved 18th and early 19th century villages with a “linear development which is typical of small rural communities in agricultural settings in the Western Shore region of Maryland.”

When Stanton and her husband, Brian, were considering where to live, they discovered Davidsonville while taking a drive to quiet their then-3-year-old twins.

Initially, they ruled out Davidsonville because they didn’t want a house on a septic system, but Brian saw a 19th century farmhouse on three acres and decided they had to have it. Davidsonville turned out perfect for them, Melissa Stanton said. “We’ve had chickens. A neighbor had horses. One had a donkey,” she said.

The Stantons’ neighbors aren’t the only residents with horses. Anne Arundel County Executive Steuart Pittman is a lifelong Davidsonville resident and horse farmer.

“It still has a rural flavor and plenty of working farms,” he said. “I think that’s why people love Davidsonville.”

There is little commercial development or high-density housing in the community. Homestead Gardens, a market and a couple gas stations and restaurants are near the original crossroads. Residents usually drive to Edgewater or Annapolis for groceries and other services, Pittman said. “It’s ideal that way,” he said. Former governor and current U.S. senate candidate Larry Hogan bought a six-acre, five-bedroom Davidsonville estate in 2021. Several residents said they haven’t seen him much, but Pittman said he welcomed him to the neighborhood.

Today, house hunters in search of a farmhouse on three acres may not have as easy a time, said June Steinweg, a real estate agent with Long &amp; Foster. Davidsonville has 3,545 houses, and just 10 are on the market. Of those, three are under contract, Steinweg said.

“Davidsonville has always been a very good place to live because of its land, and it’s a bedroom community with very good schools and proximity to Annapolis,” Steinweg said.

“It’s a great place to live. It’s attractive for government workers in D.C.,” she said.

Melissa Stanton is one of those government workers who doesn’t mind her drive to Washington. She said it typically takes an hour or less, although she drives during off-peak hours.

“When you’re here, it feels like you’re in a different place,” she said. “People in D.C. don’t think of Anne Arundel County as a D.C. suburb. In many ways, Anne Arundel is a well-kept secret.”

Living there: Houses with four to five bedrooms and three to five bathrooms have sold recently for $850,000 to $1.7 million, Steinweg said.

Schools: Davidsonville Elementary, Central Middle and South River High.

Transit: The 260 and 250 commuter buses to D.C. stop at the Davidsonville Park and Ride on Davidsonville Road near Route 50. The New Carrollton Metro station on the Orange Line is about 13 miles from the park and ride. Largo Town Center Metro station on the Blue Line is about 16 miles away.
