An enclave for active seniors in Fairfax County

An enclave of 32 townhouses for active seniors is nearing completion as part of the three-square-mile Kingstowne planned community in Fairfax County, Va. The new homes line two streets, Beatles Lane and Clapton Court, with names appealing to baby boomers’ musical tastes.

The age-restricted Walhaven at Kingstowne — near South Van Dorn Street and Franconia Road in the Alexandria area — requires that at least one member of the household be 55 or older. No one younger than 18 is allowed to be a resident. (The community has guidelines for children’s short-term stays.)

Eight townhouses are still for sale, and two are ready for immediate move-in. All Walhaven townhouses have elevators. The remaining units also have been built with a full bathroom on their lowest level (ground floor or basement), an upgrade that was previously optional.

The Kirkton, with a three-story floor plan, starts at $633,670 for three bedrooms and four bathrooms. A fourth bedroom is an option. The main living spaces are on the second floor, and the garage is at the rear.

A few dozen townhouses not far from downtown Annapolis, Md.

The Windfaire II floor plan is priced starting at $646,990 for the same number of bedrooms and bathrooms. The townhouse has two stories and a basement. A two-car garage is at the front, and the main living spaces are on the ground floor.

Another three-bedroom floor plan, the Windfaire, is sold out, except for the former model home, which has many upgrades and designer features. It is priced at $859,990 and is available for May move-in.

The model home: The only model home available to visit is a Kirkton, but tours of the Windfaire II are available upon request. The model home’s exterior is clad in brick veneer and has window shutters, a roof dormer and a small portico sheltering the concrete front stoop. The garage at the back is wide enough for two cars.

Inside, a flex space off the entrance foyer could be turned into an extra bedroom or serve as a study, a TV lounge or an exercise room. A windowless, adaptable room at the rear could be used as a rec room, a movie lounge or craft space.

The staircase is traditional in design with an oak newel post and railings, and balusters painted white.

The centerpiece of the open-layout second floor is the kitchen, with its granite-topped island and stainless-steel appliances, both standard features. The maple cabinets, wall oven and microwave are included in every home. Engineered-hardwood flooring is used throughout this level in the model home, but comes standard only in the kitchen, entrance foyer, elevator and powder room.

At home on the waterfront in Southeast Washington

The dining area and an adjacent powder room are situated at the front of the second level. The great room, at the back, has an optional gas fireplace flanked by shelving. Two sets of sliding glass doors open to a deck. This outdoor space can be customized with a partial or a full screened porch.

The master bedroom suite is just off the elevator at the back of the third floor. Three windows and an optional tray ceiling create a light and airy feeling in the bedroom. The adjacent bathroom has a glass-enclosed shower, with the option to add a soaking tub. The double-sink vanity and the toilet compartment with a door come standard. The suite has a walk-in closet.

Down the third-floor hallway — past a linen closet, a laundry and a bathroom — are two bedrooms at the front that extend into the roof dormers. One is staged as a home office with a desk, shelving and a comfortable armchair and ottoman. The other is large enough for a couple of chests of drawers in addition to the bed and nightstands.

The Kirkton floor plan offers the option of combining the two front bedrooms into one large space with a walk-in closet.

Amenities: When completed, Walhaven at Kingstowne will have a community building with a clubroom and a business center, a communal garden, a walking trail with exercise stations and shared bicycles and Segways for residents. For a fee, homeowners can take advantage of the community and fitness centers, outdoor pools, walking trails, tennis and volleyball courts, and parks in the larger Kingstowne community.

Transportation: The community is about two miles from the Van Dorn Street Metro station and about two and a half miles from the Franconia-Springfield Metro station, both on the Blue Line. Interstate 95 is less than three miles away, and I-395 and 1-495 are within about a 10-minute drive.

What’s nearby: Less than two miles from Walhaven is the Kingstowne Town Center, with more than 25 stores, including Giant, Safeway and Walmart, restaurants, banks, dry cleaners, beauty salons and other businesses. Springfield Town Center and Springfield Plaza, with stores such as Aldi, Target and Trader Joes, are less than 10 minutes away.

Base prices for the townhouses are $633,670 for the Kirkton floor plan and $646,990 for the Windfaire II floor plan. Both designs have three bedrooms and four bathrooms with the option to add a fourth bedroom.

Builder: Miller and Smith

Features: Townhouses come standard with nine-foot ceilings, elevators and two-car garages. Open kitchens have standard stainless-steel GE appliances, maple cabinets with recessed panels, and granite countertops. Energy-saving features include high-efficiency heating and air-conditioning systems, quick recovery electric water heaters and vinyl windows with insulated glass.

Homeowner fees: $62 a month for the Kingstowne resident fee, includes use of all community amenities; $294 a month for the Walhaven resident fee, includes amenities, property insurance, snow removal, trash and recycling, front yard mowing, and maintenance.
