Luxury Private Residence Club Debuts On Top Of Ritz-Carlton Residences In Waikiki Beach

Located on top of The Ritz-Carlton Residences on Waikiki Beach in Honolulu, Hawaii, a new opportunity to own luxury homes has been developed. The Diamond Head Club is a new approach to penthouse ownership to the market, offering the chance for only 84 families to own a fee-simple interest in the six residences.

The Diamond Head Club offers the opportunity to own a piece for a fraction of the cost of whole ownership. “In the past few years, we have noticed an increasing demand for a simpler form of luxury ownership,” says Jason Grosfeld, Chairman and CEO of Irongate, the Los Angeles-based developer behind the project. “With six penthouses atop The Ritz-Carlton Residences, we found the right opportunity to bring an exclusive private residence club to the Waikiki market.”

Time is the value currency for homeowners, says Grosfeld. “And the shared ownership structure aligns perfectly with this principle,” he adds. “It’s a truly special one-of-its-kind real estate offering.”

The Diamond Head Club is located on the 37th, 38th and 39th floors of the Diamond Head Tower at The Ritz-Carlton Residences, one of the most exclusive locations in Waikiki.

The exclusive private residence club will include six penthouse residences ranging from 2,100-square-feet to 4,100-square-feet of indoor living and each with its own private rooftop cabana that opens onto a 5,400-square-foot lanai with expansive views of Diamond Head and the Pacific Ocean. No more than six families at a time (one family per residence) will have exclusive access to the private rooftop lanai complete with saltwater pool, two Jacuzzis, BBQ grills, gardens, lawns and 270-degree views of Waikiki Beach and the Pacific Ocean. 

Through a shared ownership structure, The Diamond Head Club features the luxury to choose when and how a homeowner wants to spend time in Waikiki, based on their families’ vacation priorities with two different ownership options to choose from. One is a Flexible Ownership Program designed for those who wish to visit at various times of the year. A Fixed Ownership Program is also offered. It is designed for those who want to enjoy the same home, every year at the same time. The Diamond Head Club will have an internal exchange calendar to provide maximum flexibility for homeowners who are unable to visit as planned.

The Flexible Ownership Program is designed for those who want the flexibility to visit more often and at different times of the year. Flexible Ownership includes a total of four weeks of ownership per year—two weeks of ownership in the winter season (October to April) and two weeks in the summer season (April to October). The ownership weeks do not need to be consecutive.

The Fixed Ownership program is designed for those who want certainty of when they will use their penthouse every year. It includes two weeks of ownership per year in a specific residence during one of three peak times each year: Christmas/New Year’s (two weeks in December/January); or two weeks in April/May; or two weeks in August. Owners who participate in the Flexible Ownership program are excluded from Fixed Ownership periods. 

Both ownership programs provide homeowners with a fee-simple interest in a penthouse residence at The Ritz-Carlton Residences, Waikiki Beach. Buyers can own a piece of a $10 million to $20 million penthouse for a fraction of the price—-starting at $750,000.

Owners will be subject to annual dues, which include all expenses normally incurred as a homeowner. Annual dues include condominium association maintenance fees, property taxes, utilities including water, electricity, internet and cable, property insurance, daily and departure housekeeping, program manager expenses to manage the club (including the reservation process). Owners will receive full access to all services and amenities of The Ritz-Carlton Residences.

Ownership in The Diamond Head Club also comes with a dedicated club concierge team that will anticipate every personal preference before, during and after each homeowner’s visit.

The Diamond Head Club homeowners will also have access to the resort amenities of The Ritz-Carlton Residences, Waikiki Beach, which offers family and adult pools, a fitness center and movement studio, full-service spa, theater, several restaurants and a high-end gourmet market.
