River Islands in Lathrop has been named one of the most successful master-planned communities in America. The recognition comes from RCL Advisors and John Burns Real Estate, two leading real estate consulting firms that study master-planned communities all over the country.

This is River Islands’ third year on the list; it is a reflection of the community’s vision and ability to offer something new in home design and community amenities every year.

River Islands in Lathrop is offering new homes and amenities for 2021. 

Currently, there are six neighborhoods open within River Islands. One of them, Hideaway by Van Daele Homes, held a grand opening last weekend. Its unique neighborhood layout and community amenities, which include a pool and spa, and its attractive pricing, starting in the mid-$400,000 range, led to an overwhelming success during its preview months, before its models were built and decorated. More than 40 homes at Hideaway were sold during that time.

In February, four more neighborhoods will open for previews: Veranda, also by Van Daele Homes, Cardiff by Signature Homes, Catalina II by Kiper Homes and Sunset by Pulte Homes. These four neighborhoods will offer on-and-off-lake lots, or adjacency to the newest K-8 charter school, which will begin construction soon.

All of the new-home neighborhoods at River Islands are being offered in collections, based on their proximity to the many amenities offered by the 5,000-acre site. In 2021, homes will be offered in the Lakeside Collection, the Academy Collection, the Parkside Collection and the Town Center Collection.

River Islands will be adding an all-new K-8 charter school on-site. Thanks to voter turnout in favor of expanding Banta Elementary into a Unified School District, plans are now underway for a high school within the community as well.

An enormous 15-acre park has been designed along River Islands Parkway, just past Dell’Osso Drive. This park will contain fields for neighborhood sports, picnic areas, play areas and parking. Construction will start this year.

The homes at River Islands are as diverse as the vision of their builders. They range in size from a 1,447-square-foot plan with three bedrooms all the way up to a six-bedroom home with 3,948 square feet of living space. Many of the homes are built in two-story configurations, but several builders also offer single-story homes or homes with a master suite downstairs. River Islands has attracted a variety of residents, from first-time buyers and young families to mature families to retirees. The result is that every neighborhood is a mixture of age ranges and household sizes. Prices vary from the mid-$400,000 range to more than $600,000.
